Why Jabel Property

Advice from people who run the model.

Rent-to-Rent decisions do not end when you sign a lease. Our perspective comes from converting, furnishing and managing Rooming Houses in Victoria.

01

See beyond the room count.

Conversion experience helps us consider layouts, proposed changes and how a property could function as a Rooming House.

02

Account for the setup.

Fit-out and furnishing affect the upfront investment. These costs belong alongside projected rent when assessing a potential opportunity.

03

Think past opening day.

Ongoing management informs our view of the work, costs and responsibilities that follow once the property is operating.

15+ conversions

Jabel Property has completed more than 15 conversions for the Rent-to-Rent Rooming House model. Those properties remain under our direct management—experience that spans setup and day-to-day operation.

What is a Rent-to-Rent Rooming House in Victoria?

In a Rent-to-Rent arrangement, an operator leases a property rather than purchasing it, then proposes to operate it as a Rooming House. The property, lease terms, permissions, setup costs and Victorian requirements all need to be assessed before the operator commits.

Will Jabel Property find a Rent-to-Rent property for me?

No. Jabel’s deal review and inspection services apply to a property you have identified. We can help you assess that opportunity, but these services do not include sourcing properties, securing a lease or negotiating on your behalf.

Compare the deal services ↗

What does the Rent-to-Rent deal review include?

The $1,500 ex GST service provides a tailored written report on up to one deal you bring to Jabel. It includes ROI analysis, setup-cost analysis, compliance-cost analysis, and a review of up to one existing floor plan and one proposed floor plan. The report helps identify questions for your further due diligence; it does not guarantee a return or approval.

How is the in-person inspection different from the report?

The $250 ex GST inspection is one visit of up to 15 minutes to a property on your behalf. You arrange access, and the property must be within 40 minutes of Jabel’s head office. It is a separate service from the tailored written deal report and is not a building inspection or compliance certification.

View the inspection scope ↗

Does Jabel certify Rooming House compliance?

No. The deal report considers potential compliance costs based on the information available. It does not provide regulatory approval or certify that a property can operate as a Rooming House. Obtain formal building, planning, fire-safety and legal advice from appropriately qualified professionals where required.

Can Jabel help if I’m new to Rent-to-Rent?

Yes. If you need education before assessing a specific property, explore learning and mentorship through our partner, Property Cashflow Institute. If you want to discuss your own plans or questions, explore Jabel’s one-to-one Rooming House consultancy.

Explore Jabel consultancy ↗

Can I get ongoing Rent-to-Rent Rooming House advice?

Jabel’s Rooming House consultancy offers focused one-off advice and an ongoing monthly option for investors and operators. It is separate from the fixed-scope deal report and in-person inspection. The right format depends on the support you need.
